3 BHK Flats in Upper Kharghar: Market Overview
Here is something worth knowing before you spend a weekend on site visits: Upper Kharghar is overwhelmingly a 1 and 2 BHK market. The belt was built for entry buyers, and its 3 BHK supply is genuinely thin. If three bedrooms is a firm requirement, that changes where you should be looking and it is better to know now.
How many 3 BHK options are there in Upper Kharghar?
Very few. Of the projects Basaao tracks in the belt, only three carry a 3 BHK configuration at all, and in two of those it sits at the very top of the quoted range.
Laxmi Icon offers 1, 2 and 3 BHK within Rs. 39.9 L - 96 L across 428 - 1,011 sq.ft.; Today Royal Aikyam offers 1, 2 and 3 BHK within Rs. 38 L - 62 L; and Elara at Codename Cloud City offers 2, 3 and 4 BHK at Rs. 2 Cr for 1,280 sq.ft.
Everything else in the belt — Proviso Atlantis, Mahaavir Exotique, Sai Suncity, Today Upvan, Satyam Queens Necklace, Rudra Kristina and Satyam & Metro Regents Park — is 1 and 2 BHK only.
Why is the 3 BHK supply so thin here?
Because the belt's entire commercial logic is the entry buyer. Developers built for the buyer who was priced out of Kharghar, and that buyer wants a 1 or 2 BHK at the lowest workable number.
A 3 BHK in Upper Kharghar also competes awkwardly. At the price a genuine three-bedroom flat commands here, buyers start comparing against Kharghar proper, where the surroundings are considerably more established.

Is a 3 BHK in Upper Kharghar good value?
At the lower end, yes — a 3 BHK reaching within Rs. 96 lakh is genuinely competitive against anything in Kharghar. At Rs. 2 crore, the value argument weakens considerably.
The reason is simple: once you are paying core-Kharghar money, you can generally buy in core Kharghar, where the schooling, retail and walkability already exist. The belt's advantage is price, and it disappears at the top.
So the honest guidance is to look hard at the sub-crore 3 BHK options here and to think carefully before paying above that in a belt that is still developing.

Kharghar proper for a compact 3 BHK with mature surroundings, or Panvel for a larger one in a township setting.
