What is the right sequence for getting a home loan?

How does a lender decide how much you can borrow?

How does disbursement work on an under-construction flat?
In tranches, against the developer's construction-linked demands, with interest payable on the amount disbursed so far during the construction period. Full EMIs typically begin once the loan is fully disbursed.

What slows a home loan down, and how do you avoid it?
Incomplete documents, a valuation below agreement value, unresolved queries on title, and a developer who is slow to provide project paperwork. None of these are dramatic; all of them cost weeks.
- Assemble your income, identity and existing-obligation documents before you apply, not in response to a query.
- Ask the developer up front for the project's approval and registration documents in the format lenders expect.
