Moving to Navi Mumbai: what to sort out and in what order
People move to Navi Mumbai for space, planning and price, and most of them make the same avoidable mistakes in the first six months. The largest is committing to a node before living in the region long enough to know how it actually works for them.
Rent before you buy, almost always
The single best decision a relocating household makes is renting for a year in the node they think they want, before committing capital to it.
Navi Mumbai's nodes differ more from each other than newcomers expect, and the differences that matter, such as commute reality, water supply, weekend life and how a place feels after dark, are not visible during a viewing.

Choose the node from your commute network
This is the decision that shapes daily life more than any other, and newcomers frequently choose on price or on a recommendation instead.
The harbour line serves south and central Mumbai. The trans-harbour line serves Thane and the northern corridor. Metro Line 1 serves Kharghar and Taloja towards Belapur. These are different networks and the wrong one costs you twice a day, permanently.

Test the commute properly before signing anything, on a working day, in both directions, at the times you would actually travel.
The admin, in order
Get the rent agreement registered. It is required in practice for a surprising range of things, including address proof, utility connections and school admissions, and our note on rent agreement registration covers the process.
Transfer or arrange utilities in your name, and note meter readings at handover so you are not billed for a predecessor's consumption.
Update your address on identity documents, bank records and insurance. Doing this once, early and completely is far easier than discovering gaps individually over the following year.

What surprises people from Mumbai
Distance is the first. Navi Mumbai is planned around vehicles and open space, so daily life often needs a car or auto where Mumbai suburbs were walkable. Kharghar in particular is spread out, and this is the most consistent adjustment complaint.

The quiet is the fourth, and it cuts both ways. People who wanted space find it restful; people who fed off Mumbai's density sometimes find it isolating for the first year.
Getting set up socially
Society life matters more here than in a Mumbai building, because the societies are larger, the amenities are shared and the committees are more active. Engaging early makes the first year considerably easier.
Find your daily-needs layer quickly: a grocery, a pharmacy, a clinic and a reliable auto route. Households that do this in the first fortnight settle much faster than those who keep driving to a familiar place in Mumbai.
Establish healthcare before you need it. Register with a local doctor and know which hospital you would use in an emergency and how long it actually takes to reach at a bad hour.
Domestic help availability varies by node and is generally easier in the established belts than in newer ones, which is worth knowing before you assume it will be the same as where you came from.
If you are moving from outside Maharashtra
Language is a practical rather than a social issue. Most transactions work in Hindi and English, but official processes, society notices and some paperwork are in Marathi, and having someone who reads it helps.
Documentation for schools, utilities and registration frequently asks for local address proof, which is why the registered rent agreement is the first thing to complete rather than the last.
Budget for the double-running period. Deposits here, notice elsewhere, moving costs and a settling-in period all land together, and households that budget only for the rent are stretched in month one.
Give yourself a year before judging. Most people who move here and dislike the first three months are content by the second year, and most who buy in month two regret the node choice.

When to start looking to buy
Once you know your commute in practice, once you have lived through a monsoon, and once you have a view on which node actually suits your household rather than which one looked best.
By then you will also have the local knowledge that makes buying well possible: which pockets flood, which buildings have water problems, which streets are quiet and which societies function.
That knowledge is worth a great deal and it cannot be acquired from listings. It is the main reason renting first pays for itself.
